Caution — we'll flag these during your assessment

Dual-pane windows with existing Low-E coatings. Certain films on Low-E glass can trap heat between the panes, causing thermal stress, seal failure, fogging, and cracking. We check every window and only recommend films approved by both the film and window manufacturer.

Windows with existing seal failure. If your double-pane windows already show condensation between the panes, the seal has failed — film won't fix it and may accelerate deterioration. We'll recommend glass replacement first.

Windows in very poor frame condition. If a frame is rotting, warped, or pulling away from the wall, film can't address the structural issue. We'll flag any window where frame condition would compromise adhesion or longevity.

HOA-restricted properties. Some Houston-area HOAs restrict reflective or dark films. We review your HOA guidelines as part of the assessment to ensure compliance before installation.
