Film is highly effective for most commercial buildings — but real expertise means telling you when it isn’t. We catch each of these during the free glass audit.

Caution — we’ll flag these during your glass audit

Dual-pane windows with existing Low-E coatings. The combination of Low-E coating and high-absorption film can trap heat between panes, causing seal failure and glass cracking. We check for Low-E on every audit and recommend only compatible products — or advise against film if the risk is too high.

Windows with existing damage or failed seals. Film applied over cracked glass, moisture-damaged seals, or delaminating insulated units won’t perform correctly and may void the manufacturer’s warranty. Repair or replace first.

Historic buildings with architectural glass restrictions. Preservation requirements may limit modifications to original windows. We consult with building managers about any preservation codes before recommending products.
